How to Check RERA Registration of a Project in Tamil Nadu

To check a project’s RERA registration in Tamil Nadu, go to rera.tn.gov.in, use the project search on the home page and enter the registration number, project name or promoter’s name. The listing shows the approvals, carpet area, completion date and construction progress. If the project does not appear, do not pay a booking amount.

Quick overview

• What it is: a free online check of whether a flat or plot project is registered with the Tamil Nadu Real Estate Regulatory Authority (TNRERA).

• Where it applies: apartment and layout projects across Tamil Nadu, including Vellore and Ranipet districts, and real estate agents.

• Why it matters: a builder cannot advertise, book or sell units in a project that must be registered but is not.

What is RERA registration and which projects need it?

The Real Estate (Regulation and Development) Act, 2016 requires builders to register their projects with the state authority before selling. Most apartment and plotted projects must register. The Act exempts only small projects, where the land is no more than 500 square metres or the project has no more than eight apartments or plots across all its phases.

Once registered, the builder must upload the approvals, carpet area of each unit type, completion date and regular progress reports. Brokers and agents must register as well.

How do you check RERA registration on the TNRERA website?

• Step 1: Open rera.tn.gov.in and scroll to the box headed “Know TNRERA Registered Projects”.

• Step 2: Choose Online Projects for projects registered on the current portal, or Offline Projects for older ones listed by year.

• Step 3: Select Building for flats or Layout for plots.

• Step 4: Enter the registration number, or search by promoter or project name, and narrow the results by district, such as Vellore or Ranipet, and by PIN code.

• Step 5: Open the project’s entry and compare its details with what the builder has told you.

You can also reach the same lists from the menu under Registration, then Projects, or use Projects on Map in the Homebuyers Corner to find registered projects near a location.

How do you read a Tamil Nadu RERA registration number?

A Tamil Nadu registration number has a few parts separated by slashes. It begins with “TN”, followed by a code number assigned by TNRERA, then “Building” for an apartment project or “Layout” for a plotted development, a serial number and the year of registration.

For example, Windchimes Apartments in Ranipet is registered as TN/5/Building/0036/2025, which you can look up in the same way. The number should appear on every brochure, advertisement and hoarding for the project.

What should you check once you find the project?

If you are comparing projects in Vellore or Ranipet, check these details for each one before you shortlist.

What if the project is not on the TNRERA website?

There are three likely reasons. The project may be small enough not to need registration, the application may still be under review, or the builder may be selling without registering. Ask the builder for the registration number in writing. Until you can find it on the site, do not pay any booking amount.

The site also lists rejected, withdrawn and returned applications, projects fined for not registering, and a public caution notice naming projects where units must not be sold. The Contact Us page on rera.tn.gov.in lists the TNRERA help desk number and working hours.

Can a builder take bookings before RERA registration? No. A project that needs registration cannot be advertised, marketed, booked or sold until it is registered.

How do you check a real estate agent’s RERA registration?

Under Registration, then Agents, open the list of registered agents for Tamil Nadu and search by name. A separate list shows agents whose registration has lapsed.

Key takeaways

Checking RERA registration takes a few minutes and costs nothing. Match the registration number, promoter, approvals and completion date on the TNRERA website with the builder’s documents before you pay anything.

Frequently asked questions

1. Is RERA registration mandatory for every project in Tamil Nadu?

No. Projects on land of up to 500 square metres, or with up to eight apartments or plots across all phases, are exempt. Most apartment and layout projects by established builders are larger than this, so if a sizeable project cannot show a registration number, treat that as a red flag.

2. Where do I find a project’s RERA registration number?

Builders must show the number on brochures, advertisements, websites and site hoardings. It is also in the agreement for sale. In Tamil Nadu it follows a pattern such as TN/code/Building/serial number/year. You can search for it on rera.tn.gov.in to confirm it belongs to the project you are buying.

3. Does RERA registration mean a project is safe to buy?

Not on its own. Registration means the project is on record, its approvals have been filed, and the builder must follow RERA rules on deposits, timelines and disclosures. It does not check build quality. Verify the title, approvals and progress reports as well, and speak to a lawyer before signing.

4. How do I complain to TNRERA about a builder?

You can file a complaint online through the TNRERA website. Form M is filed with the Authority for issues such as delays or breaches of the agreement. Form N is filed with the Adjudicating Officer to claim compensation. The site lists the fees and publishes orders, so you can see how similar cases were decided.

This article is general information, not legal advice. TNRERA procedures and the website layout can change, so confirm the details on rera.tn.gov.in or with a lawyer before you buy.
